I get deeds but have the same problem finding tapes and shovels. I get a lot of deeds from my horses, dogs, and cats...well a lot compared to tapes and shovels anyway :-)

Try trading what you did get wheating in the trading thread. If you have any barn expansion materials, people will be very happy to trade you deeds for them. You can probably get 2 deeds for things like planks and bolts. I know how you feel though. I very recently finished all of my expansions, and I almost NEVER got deeds wheating. They were so rare and precious for me. Of course now that I'm all expanded, I am getting deeds like mad from wheating.
You can PM me too. I have a lot of deeds that I don't need anymore, and would love to trade some away. (Please don't get mad at me for posting that here mods.)

Geez what else do you have in that barn Ggghghhgjegfjefgefgje? I have 70 plus each deeds/markers/mallets. I keep thinking the fishing area will be expanded soon.When they added the fishing in I had just unloaded the week before all my LEMS so it's kinda hard to part with them now.
To the OP I keep getting deeds from the dogs & cats also from bread/cakes/pies for some reason. But not the horses. I also grow loads if tomatoes and seems like they come from there. Every player is different however. Just keep trying. Good luck.
