While it's quiet can I just ask how you can sell an item to a particular person? I understand how you can put it on your stall without advertising it, but say if I wanted to sell a land deed for example, to someone, how would I do this? And does anyone want a land deed for me to try it?

There is no 100% secure way to pass items someone can always drop in and snatch the items. However usual way is to place 1 wheat for 1 gold in the last box and wait for the intended buyer to buy it. Then you know the right person is in your shop (because you see their name & pic). Immediately add the item in the same box after the wheat purchase. The buyer will wait.
