Land deeds
I'm at level 37 and have only been able to expand my farm twice - with the help of diamonds. I'm just not getting any land deeds, and none on the market either. Is there something I'm overlooking? Other players at my level seem to have expanded much more. What is the trick?

look on the trade forums, be patient, if in a nh turn away all visitors and have your nh members do the same, then simply pick each others' up..all are valid tactics...

Some may be buying the missing items with diamonds, like you say you did. Some may be using the trading thread to trade for what they need. Or they may have higher level neighbors who no longer need LEMs are giving them away.
But mostly, it's just a matter of persistence. Try "wheating." And search the newspaper diligently. Deeds are rare, but they can be found. (I found 10 this morning in the newspaper.)
You might consider selling some of your stakes and markers, if you have a lot of them. Many find they are more likely to get what they need if they let go of what they have extras of.
FWIW, I managed to fully expand my farm without using diamonds or trading. Mostly by searching the newspaper constantly.

Try also getting pets, as when you feed them, they will give tools. Secondly, try "wheating" as that too gives random tools.

My horses give me land deeds quite frequently. So do my crops. Granted, when I was at the OP's level it seemed I would NEVER get enough to expand any of my land, but lo and behold, they did show up sooner or later. The DD has them, so do friends and neighbors, the HD kind as well as the NH kind. Just keep shopping - they WILL turn up.
To the OP, you can use the trading thread or not. For what it's worth, I never did (and still don't). Hang in there and good luck!

I've never traded, and I rarely have them drop on my farm (it's always marker stakes or mallets) but I've always managed to find them in the paper. You have to be prepared to trawl, trawl, trawl and trawl some more but they are out there :)

For me, land deeds and marker stakes are the rarest LEMs to find....it often switches between the two. We have an "official" trading thread in this forum, where you can trade your building and expansion materials for other building and expansion materials. I'm only lvl 35 and I've only expanded my farm area like 3-4 times....but I have completely unlocked all my fishing areas though. I think I can do without unlocking my farm land until I've gotten all my machines (which is at level 60+), so right now I'm probably gonna expand slowly, one piece at a time, and sell any excess LEM for cash until I get all my machines, then I'll go hardcore expansion...if I haven't reached that point at lvl 60+ yet.
But, yeah, try wheating and also use our trading forum.

I second all the above -- and have never used trading -- but would add that before the town came, I think land deeds were a little more common in the newspaper than they are now. Keep scouring the ads though!
Growing lots of crops, collecting lots of animal produce, and having a few pets is the magic answer. And selling crops and produce means easy money, which is never unwelcome. :)
My second horse (my sixth pet, I think) was when land deeds became more manageable for me.

Best way to get lot of items is by Wheating, i have expanded my farm fully and helped my friends to do so... without much use i get tons of LEM... last week i dumped around 400 LEM...
